Description

Plant Operations provides facilities support for all construction, renovation, and routine maintenance of University Central space and facilities; housekeeping services for approximately 5.8 million square feet of academic, administrative, residential, and recreational space; grounds care for 330 acres that are a registered arboretum; turf care for athletic fields; and utilities for the University Central and the Medical Center.

Facilities' annual budget exceeds $100 million in operating expenses and includes over 400 employees. Facilities manages major capital project expenditures totaling $125 million annually and facility renewal, replacement and large maintenance project expenditures totaling $20 million annually.

Duties and Responsibilities

  • Changefilter in dorm room unit

  • Checkchilled water pressure in building

  • CheckSteam pressure at pry station in building

  • Checkrun status on air handling unit of pump

  • Checkalarm on VFD and condensate pump

  • Investigatewater leaks

  • Changeair filters in AHU

  • Greasepump/motor bearings

  • Checka steam trap for proper operation

  • Check/primeAC drain trap

  • AssistHAR Tech in pulling motors on equipment

  • AssistTech with condensate pump system repairs

  • CleanAHU coils/air intakes

  • Changeout thermostats

  • Checkdischarge air temps on HVAC equipment

  • Cleanand organize work areas, including mechanical/electrical rooms’ parts storageareas

  • Plungesink and toilet (snaking)

  • Replaceshower curtain rods

  • Tightentoilet seat

  • Replacewax ring on toilet and reset toilet

  • Rebuildflush valve

  • Usesmall sewer machine

  • Changebatteries in auto flush valves

  • Usepro-press to install piping and valves

  • Changeout fire extinguishers (including record keeping)

  • Testfire extinguishers (including record keeping)

  • Cleanout drains

  • Caulksinks and vanities

  • Changeout toilet tank float/flush assemblies

  • Changeout water stop valves

  • Helpw/winterization at Stadium

  • Helpw/installation of shutoff valves on water mains to each floor of buildings

  • Helpplumber w/various plumbing/piping repairs

  • Assistplumber w/repair or replacement of water heaters

  • Minorpiping repairs to fix leaks

  • Replaceceiling tile

  • Replacerubber base

  • Replacecarpet and carpet squares

  • Hangpictures/bulletin/dry erase/chalk boards

  • Cutand install small drywall pieces/mud

  • Patchholes and nail holes

  • Helpcarpenter lay ceramic floor tile and grout

  • Respondto roof leak calls and locate leak

  • Changeout/install door sweeps

  • Install/replacedoor stops

  • Repairtracks on sliding doors

  • Minordorm furniture repairs

  • Assistcarpenter w/assembling trash cans/benches & setting them

  • Repairbrackets for wall shelving

  • Replacelamps and ballasts in any fixture

  • Replace/upgradefixtures

  • Replacereceptacles and switches

  • Resetsmall amperage circuit breakers

  • Properhandling/disposal of lamps and ballasts

  • Organizebulb supply and spent bulb storage locations

  • UseVolt-Ohm Meter to check voltage/current

  • Iftrained, use man lift/boom lift/scissor lift and single man lift/bucket truckfor various repairs

  • Stringlights and drop cords in tents for special events

  • Assemblescaffolding/adjustable ladders to work on various lighting repairs

  • Assistelectrician on conduit runs/wire pulls

  • Handbanners on street light poles

  • Setup and monitor personal work order query

  • Processdaily work order time sheet

  • Operatevehicle/golf cart and perform operator level maintenance

  • Otherduties related to classification
